That said, if you fail to ale the payments, and depending on the contract between you and seller, the seller can sue for damages unless the contract specifically states otherwise.Typically in a sub2, you contract to take over payments and failure to do so is a violation of that contract.

If you guys have good jobs and credit, you should be ale to get a loan, maybe even a FHA that allows you to only put in 3.5%.

i think the site looks great and being ale to connect with others is greatbut when i want to use the site to look for  properties   im like hey look @ that house    and   the listing is over 2 years old    this happens to me alot whn browsing through your tools search      Can we fix this     and work on the listings that have the NOTE on the cover page list of the ROI CASHFLOW CASH DOWN   so many of this and there alot of the same listing       GETS ANOYING seeing it over and over
