I would suggest finding realtors who also invest so they have an idea of what you are trying to accomplish.

Counselor called it the most extreme case of rebelling he had ever seen after initially questioning the issue due to our sons accolades/accomplishments.

I have seen it accomplished both ways: (1) paying down debt, saving money and waiting for the right time, and (2) wholesaling.

I guess my question would be, if each deal would cost an extra 2% going DSCR would it be worth it to be able to scale and accomplish what you are hoping to accomplish?

Would obviously have preferred to use a third party but this accomplishes exactly what I need - a birds eye view of the profitability each month without have to re-enter operational and tenant data into my own system when the property manager is already tracking this information. 

To accomplish this, you need an income that outpaces inflation.
