Although there are many variations, a cap rate is often calculated as the ratio between the net operating income produced by an asset and the original capital cost (the price paid to buy the asset) or alternatively its current market value.

with a long term hold investment,(Rental) I did come upon this in Zillow of course, " Amatuer" lol, but do cross reference whatever I see with many other sources which probably are just variations of same. 

This will also tell you how much to buy/rehab properties for within those markets you find.2 - You must put together a REI plan...and using the phrase (or any variation of it), "my plan is to flip 3 properties, and buy one rental every year for...".  

The cost variation between major and minor rehabs is too high for an average to have much meaning.
