My comment about the return wasn't meant to be competitive, as I'm getting off my Olympic high.....LOL, I'd have to say that in all my years and varied experiences, you can hit a good lick on almost any aspect of RE investing under the right circumstances and opportunities, but probably the easiest, most consistant and for the time involved the most profitable is purchasing notes at a discount and refinancing them.

I'll try to be as complete as possible, while simplifying too.For most people the term "Crowd Funding" means raising money from total strangers over the Internet for their deals, similar to the way (some) people raise money for chartible causes like sending an athlete to the Olympic trials, when they can not afford the plane ticket, etc.However, raising money for real estate deals (or any other profit making venture) an not be dine the same way the charities do it.

Some of the potential risks are natural disasters (earthquakes obviously, and a few other fun ones), as well as the overall economic outlook for areas outside of Tokyo, and the aging population in the countryside.As always, detailed local knowledge, or a trusted partner on the ground, is key.
