About 40k more can possibly land you a two family but would also need some sweat equity.

And you don't have to do repairs and remodels yourself (unless you like to work for low wages and sweat).

I think you are approaching it the right way, however I think that you would need to have some value add/sweat equity in the main home in order to make things work.

Given the extensive work needed I will be using sweat equity to complete the job minus the installation of windows and doors.
