They are definitely the fastest way to get your phone ringing with motivated sellers.If you don’t want people to see you putting out the signs or don’t have time, just run an ad on Craigslist for someone to do it for you.

They collect rent and you have to chase them for it, and I think they have a ring of deadbeat tenants that go from one house to the other, and pay a security deposit and nothing more

Ring or Blink cameras will be your best friend.

They pay for and change filters, bulbs, batteries.They haul off the trash right after the guests leave so the cleaners don't have to.They handle maintenance and basic repairs.They have replaced things like door knows and toilet wax rings.

The microscopic distance of the attic vent, insulation spacing, the smoke detectors not being in sync when 1 rings etc.

We do our management passively, and don't sit at an office and wait for the phone to ring. 

I like Champaign-Urbana a bit more, but the thoughts above still ring true (and property taxes are a real headwind to appreciation).
