I haven’t really deviated from this but I have been looking at some self storage and RV parks lately.

We were thankful to be able to pivot quickly and move the opening and closing events indoors (and even have to extend the closing event because of a jam-packed dance floor and people asking for an encore!)

Not everyone can just pack up and leave to a different state: people have jobs, families, etc. and many want to stay in the same school district for their kids.

When I say current housing prices are beyond affordability of average Americans I refer to median household income of ~$79K. 32% of the homes bought not by your average Joe Six Packs, but paid in cash by high equity individuals, hedge funds and investors.

You hope either (1) neither lender finds out and or (2) neither lender decides to take action if they find out.Second, you make up the difference in equity with either (1)cash (2) 2nd mortgage loan with the owner with less equity giving to owner with more equity and/or (3) trading something else of value, such as another property, car, RV, etc. 

to buy land and develop RV Park for long-term guests and/or self storage...

It's big enough that I could also add camping/RV/tiny home STR options in different areas (20+ acres with a lake and a pool).
