My friend has a STR on the east coast and he just manually checks what the other properties in the area that offer similar amenities are asking and prices just below them because he has few reviews than most in his area.

Im an investor and agent in Galveston with multiple STR on the island.

For both LTR and STR only use a single person property manager, never a larger property management company.  

Does anyone have a STR on a lake in MN outside of the Twin Cities metro area?

(My wife has an STR on Canyon Lake as well that does really well too).

@Christina Webber et al, file this under TL,DR (too long, didn't read), but here is the regulation story (basically regulate all STRs) that the New Hampshire Municipal Association is advocating for towns across that state: NHMA: Regulating Short-term Rentals in New HampshireSpecifically, it references a case as precedent in Portsmouth which ruled against a couple from using the house next to them as a STR on the basis of it being "transient housing," which is precluded by the town. 

Hey JenniferI wasn't active in the thread above, but my wife and I own one STR on St Simons, and have been looking at long term rentals in Brunswick recently.
