While my husband and his ex make a similar income and do not exchange child support due to us pointing that out in court a couple of years ago, she actively request all financial documents that she possibly can and examines our taxes, etc. 

Would you have any recommendations, in your experience, for what to look out for in the documents that would be red flags or items that would negotiable?

We work closely with the listing agent to get documentation and we start making aggressive, contingent offers on replacement properties as soon as the inspection contingency closes on the sale. 

On the upside, they have a new investor portal which where you can view documents (like monthly reports/inspections by Aloha) and data on construction progress and returns.  

Document clearly anything you do to screen the applicant and make sure you do the same for all similar instances.

I would also reach out to real-estate friendly lawyers to help you draft the necessary documents to form an LLC and to talk through the pros/cons for various decision.Also, I'm curious why you decided to invest in BHAM.
