Based on what you've said I would highly recommend Dave Meyer's book Start with Strategy because it goes over various tactics, or strategies, for investing in real estate.

Robert Cialdini notes that creating a sense of reciprocation is one of the best sales tactics out there, even if the items being reciprocated aren’t anywhere near equal in value (like a 12-month lease versus a $25 gift card, for example).

Tactics: Digital marketing (e.g., social media campaigns, content marketing, video marketing, influencer partnerships).

Stop chasing guru/mentor “education”, tactics, strategies.

My question is this:I’ve heard of this tactic for finding brokers.

Unfortunately there are a ton of asset protection services relying on scare tactic messaging through  social media and the internet which ultimately infiltrates real estate forums such as this leading to confusion and anxiety amongst new investors  and finally the upsell of services that are unnecessary.
