That approach mat not work in your state, but your lawyer may recommend something else. 

There are many that boot strapped it and it takes decades but after those decades they do have 100s of doors  especially in the mid west smaller towns. there is always some guy / gal that has been doing it forever and will own a big amount..

Local laundry mats typically have wash and fold services and there's a few companies that operate in larger cities that have laundry pick up and drop off services. 

My husband did the bulk of the renovations but took no pay for his time during the renovation since we were strapped for cash and figured he'd just take owners draw for his time investment (LLC) after the sale.

Building off of what @Daniel Duku the main thing you would want to check for which you can via atlas is if the land was used previously for an auto shop, laundry mat, or something where you would need to get an environmental report.

Are we talking posh along "lake formerly known as Calhoun" property or an off Broadway "strap on the flak jacket" sec8 property? 

Last i checked it runs around $15k to transport and build foundations/ strapping for a mobile home, then steps or an entry deck. @ $60k that is $157 a square foot!
