I would say one of the biggest things I see problems with is guests coming in and clicking buttons right away.I think it is necessary to have laminated signs that tell guests how to use things like pool + spa remotes, A/C, specific lights if they are high tech (mood lights, color changing lights), and other things that a guest can get confused on and mad that it isn't working properly.

Do any rehabbers have a mood board materials list type thing that they just use for all of their builds that way they can just buy quantity of x material whenever it is on sale. 

The owner is in the mood to sell, it's listed and a MLO offer will probably meet stiff opposition from the agent, so you have to deal with the agent too.

I struggled mentally with the decision(as to offer it or not) as on one hand, H was so kind and believable, I felt by suggesting to use the checklist,[it] would damper the good feeling/mood/relationship we were headed with.Lesson learned...
