One difference was to have two properties appreciating (though at very different rates as they were in different areas) instead of 1.

How did you come to have expertise in the eviction rate in NJ?

Is this expected since interest rates are high and listing prices are subsequently dropping? 

Higher interest rates are keeping some buyers out of the market so properties are sometimes sitting for longer or not getting the desired price. 

If so what are the interest rates on those debts?

If I accept the suggested pricing opportunities it could drop my rates by $100 / night in some cases. 

As @Jonathan Greene mentioned this is kind of a dated strategy in the new price/interest rate environment.

Plus I recently got a brand new calculator, wanted to see what out of state investors though the most important aspects of deciding between to similar rates cap rates in 2 varied size apartment. 

I already have 2 loans on the property with great interest rates that I'm not looking to replace.
