IMO outside of a few small markets in the southeast the midwest is the only region in the U.S right now where you can purchase property with leverage and still expect a reasonable cash flow. 

You will be able to get higher leverage, better rates, etc once you have more experience!

Selling makes agents money and the IRS if you don''t 1031, it's almost always better to re-leverage instead.

You would be 100% leveraged, and you'd have 2 separate loans (One HELOC and traditional mortgage).

On the buy side you can snag deals and have leverage so it helps with buying deals right. 

There is life stages to investing, and the math is clear that strategic debt use, strategic leverage, pyramiding, appreciation, is the wealth generator.
