Legaly all rent by the room operations are in violation of hotel, zoning, and rooming house regs. 

I am licensed in FL by division of hotels & restaurants and also a licensed RE broker so me holding funds in escrow is not an issue. 

Compare that to Vegas, where rules can be restrictive and condo-hotels often come with sky-high fees or limits on how you can use your property.

U only see the principals at the big event that folks pay 30 to 40k to go to.. the freebie set up is an actor. the second 2 or 3 day weekend that is usually 1k to 2k is usually a past student earning extra money and the money paid to go to that event just covers the hotel meeting room and other expenses the big money is as stated getting those students to pay the 30 to 40k to come to the 4 or 5 day event where the guru is there along with the guru's staff..

In the hotel zone, boutique hotels charge between $500 and $1500 or more a night.

- regional / drivable destination (I've personally rented out a bunch of Airbnbs here)- already established STR laws (while very strict, they have shown to grandfather in permits and haven't proposed a flat out ban that would also retroactively take away permits)- Fredericksburg also fights new hotels just as hard as STRs.
