There are some good things mentioned here about other aspects to look at such as appreciation or tax benefits, but I totally understand wanting to cash-flow out the gate.

Couple that with an interest-only note to lighten the immediate-term financial burden of the investment, we are really looking at an interesting long-term phenomenon.Now if we are to layer in a light "face-lift" into the equation, we could walk into 10-20%+ equity out of the gate.

Hey Mark,I would speak with your insurance agent as they should tell you the requirements - fencing around the pool, gate with a locking mechanism, etc.I personally own a rental with a pool and the insurance agent walked my rental to ensure it was acceptable.

Unlike your rental, my rental is in Orlando in a gated resort, so there are less outdoor space but lots of community facilities.

My rent is $2,350/mo (I could probably get more but I want it to move quickly) and it is in a gated community - just to give you a sense of they type of property it is and maybe what type of expectations a renter may have for what they are paying for that rent.
