Consider being an agent while investing, a dual approach to your real estate dreams.

Their situation was a little specific as they lived in and operated a business out of their home so they signed up for a NNN lease, and the property was dual zoned residential and commercial so we were able to maximize their value.  

That's some less than what I'd normally be satisfied with, but it serves the dual purpose of cash reserves if needed. 

Am a dual citizen (US & Portugal) and work remote, have been considering investing in Porto, Portugal (highly touristy area that has been growing tremendously not only in value, but in tourism) where my family is from or getting a multifamily here in the states (currently live in the tri-state area).

Listing brokers often represent both sides, and walk a dual agency line.Clearly this could be contradictory to the protections that the US legal system is attempting to provide.

I know that if you own them personally you get stepped up basis, but will ownership in a single member or dual member LLC qualify? 

Storm pond, storm sewer, fire hydrant, fire suppression systems, fire walls, electric metering and voltage (3phase???)

Not implying your agent is taking advantage of your beginner knowledge just to offload a property and get dual agency commissions, but again, might not be the worst idea in the world to have someone in the Bigger Pockets community who's local/understands the Charlotte market to take a look at the deal you're getting ready to move forward on.As far as inspectors, I would recommend one that we use for our business that is in the Charlotte/surrounding areas.Precision Inspection Services - Steven Lee - 704-575-2917

I'm a dual citizen, have friends in Texas as well as 2 of my kids, so it all works.  

Now, Dual Agency is a tricky business.
