The days you are not busy doing real estate stuff you should plan on being at a kids ball game, a pancake breakfast at the local Lions club, a school play that you donated $50 for, getting your car washed at a local fundraiser by the soccer team, volunteering at a local chicken BBQ, taking your dog to agility classes and meeting people etc etc.

@Josh July I think Operation BBQ was rolling out to there again, another way to donate both time or funds.Summary of their charity - they go to these devastated areas and cook BBQ for those in need, first responders etc.

The average deal in my area is doing between 5k and 10k, so bringing our income to 60k by the end of next year with 20% of the take home (50% to my partner, 25% to reinvest in marketing and automation, and 5% in donating) would require about 4 deals a month.
