Were all of the renovations you did in the past permitted correctly or DIY?

If you are into it I say DIY furniture but if you're not Goodwill or a local thrift shop is a great solution.

But yes totally agree with @Jeff S. comment, and also there were some really cool DIY bigger pockets meetups (like the South LA Bigger Pockets meetup which moved to Facebook groups) that are full of other investors who are just looking to connect, and not sell you anything!!

I should add that I usually work numbers for buy and hold rentals... so doing note buying calcs are not in my current tool kit.

While you can try and do a DIY cost seg, it is very tricky to understand the tax law piece and the engineering/construction piece.

I’m told mixed fund types is ok but I’m curious if my arms-length restrictions on DIY work are imposed on the other investors by proxy.

Pacific Modern Homes is a great example - we built one of their kits in the 1990's and it was beautiful/ really minimized labor and scrap onsite.
