I also understand that banks might be more willing to deal at the end of the quarter or year - the fewer properties on their books, the better for their balance sheet. end of quarter is a real thing I bought a big mansion that a NBA player had gotten 3.4 done on a disposition from wells fargo .but it had to be off the books by a date certain so we had about 6 business days to close it.. we paid 1.7 million in cash for it. then refinanced it after we owned it and pulled out another million to finish it.. turned out to be my best rehab ever sold it first day on the market for 5 million :) I had 2 other partners.. so its was a nice pay day.. but that all happened because wells wanted it off their balance sheet or default list by end of a certain quarter..

Instead they have a third party system through Viewpost that either wants to draft a paper check and then mail it to my office in CA (which doesn't help me one bit), or can do an electronic xfer that TAKES 6 BUSINESS DAYS.

I guess they would get to collect interest until I pay it off or they get the property back plus the interest if I don't but still...Also, the Ada county auction listings seem to indicate payment due by end of business Thursday (so 4 business days after auction ends basically).And I found this document from Bannock county indicating they expect payment on the day of the auction. https://www.bannockcounty.us/wp-content/uploads/ta...I haven't been able to find much info on idaho statute 31-808(3) actually being used, so I guess for now I'll assume it's rule saying counties can do it if they want but none of them seem to be doing it.

I am selling this property which was purchased at a tax lien sheriff sale, I signed a contract with one of those contractor guys who buys for cash, but he is not licensed and is just trying to sell it or wholesale it on the MLS, leaving me without any word on the process, The contract said they should have started the process of the Title search and notified me within a 5 business days and notify me within 20 days of any problems with the search, they did not start the search until 15 days from signing the agreement, then i sent an official cancelation he is accusing me of breaching the agreement and want to file a lien on the property for his right to buy??

If the taxpayer sends the improvements affidavit to the investor by certified mail, and it has been more than 40 business days since the affidavit was sent, with no response by the investor, then the taxpayer will be allowed to redeem anyway.Shelby County will note their files if an investor claims to be entitled to payment for improvements.
