Houston Contractor Recommendations & Advice

Hello! I am working on gathering up my core four, and I am in need of some contractor recommendations here in Houston. Can anyone provide any good REI friendly contractors that maybe they‘ve used before? Also, I am working to do my first deal, so I am curious how other REI structure their agreements with their contractors? I some Hard Money lenders require you to make the first draw out of pocket, but do any of you not issue payment until phase 1 is actually done (like not issuing the first draw out of pocket until demo is done). I’d appreciate any input! Feel free to PM me as well.

I get my recommendations for contractors from my other brokers, realtors, and lenders. At this point i can't recommend any of the ones i've worked with as they've all thus far been lacking in one area or another. Good luck, and if you find one, i'd love to know about them as well. ;) 

That being said, make sure you find someone reputable, bonded, and insured. Pay the extra for someone that won't cut corners. I can give you many examples of where i've had to hire a second contractor to fix the first contractors 'mistakes/negligence' and in the end it costed much more.  The harvey flood turned a lot of unemployed Houston  handymen into general contractors, because they were willing to take up the work, unfortunately they're not all licensed .
