While they are very nice and I believe good people, I have had a few deals fall through after months of hard work on them because they do not fight for the deal in my opinion. 

Then decorate the place up, nice lighting, signs, etc.Then you can move the needle.

I don’t know about virtual driving for dollars so I can’t really speak to that other than to say that if the service you use is easily available to everyone else, I would imagine any leads are worked over and tone deaf to your efforts. 

It is not someone that wants to needs to or even realizes that they HAVE to sell their house.A motivated seller is anyone willing to sell their house below market value regardless of reason.
