Interesting perspective @Ron Biggs I can't find any flaw in your logic.

I recognize the flaws in verbosity and understand that its a quality that tends scare or bore people away.

If it indeed exists, does one always have to uncover a distressed situation to acquire such a property?

The only flaw I see with your design on first glace is that your commission bonus structure is too generous. 

I don't know how well they budget money so I almost feel like this method is somewhat flawed.

I was quite surprised to see Cape Coral at the top of the list of sales to investors and it makes me think the methodology used to quantify an "investor" is somewhat flawed.  

IMHO this is the biggest flaw with the owner occupied multi approach.  

Like everything else, make sure you do all your due diligence and get all the proper inspections done, and build contingency plans into your offer because you never know what can be uncovered when buying a building like this...Hope that helps and best of luck!
