@Karl Miller If the offer is going to the attorney of the estate or the executor of that estate I would pick up the phone and ask them in what form they would appreciate an offer, never know what info you may uncover just by asking questions!

I have no problem sending the letters anyway because I want to try to uncover any opportunity that may be out there but I wanted to see from some users with more experience on what your thoughts were.  

What if you find the ideal park that everyone, owner manager are so nice and they aren't mad your making money in their park great right, NOPE because they sold it the next month to some people who want you gone.

@Gabriel Mabry   anything we have uncovered is batts of insulation or foamboard but as I said we haven't opened all the walls so it could be there are areas they have done differently. 

Note: This property is hard to price (as are most I assume) because it's on the boarder of this not so nice town, and a nicer town.
