I would recommend getting in touch with some local wholesalers that may be able to source properties that fit your criteria.  

You don't want to be stuck with a higher value property that you can't even cash the equity out of because no one will touch it.

Seems like with full control over my pricing, and a little more effort and personal touch than Evolve can provide, along with automated systems to make sure communication is handled in a timely manner, I should realistically be able to expect a lift in revenue, on top of what I'll be saving by not paying Evolve.Thanks again for the input!

You touched on this as well If any problems, mgmt will be flooded with calls regarding this non-essential amenity.  

As with any hospitality service, small touches do make a big difference in guest experience and returns. 

I wouldn't touch this unless you're 100% confident in your pro-forma rents.

We bought a two-unit in the union street historic district (city) and are just finishing up the final touches on the bottom unit, will be ST renting that one while I begin renovations on the upper unit that will be MT rental.

The kid will touch the baseboard when its hot , and wont do it again . 

Investing in a town 30 minutes away from Raleigh may be higher risk and higher touch, but it will have higher cash flow.
