And every appraisal is reviewed and if an appraiser fails to follow the rules and good judgment, they can get slapped so hard they can lose their license!

In one case the seller just failed to show at settlement, sent his attorney to say he wasn't going to settle.

for certain its just like any business under capitalized business fail at an alarming rate.

I can only file a failure to pay rent claim to have a tenant evicted if the tenant fails to pay their base rent amount (but the tenant pays his base rent amount on time every month).
