I was under contract to actually by 12 units and because the financing market dried up over night I decided to wholesale the 3rd Quad to a friend.

The kid situation all stemmed from trying to help out a buddy (who happened to also have a cat).

It hasn't been enough of an issue that I tear my hair out, but there have been a few problems:Tenants washing laundry late at night while others are trying to sleep;Someone starts laundry and forgets to finish, leaving wet stuff in the washer or dry stuff in the dryer;Someone stole another person's detergent, softener, or even some of their clothing;Tenants don't clean the machines or the laundry room after use;Those are just a few of the most common issues.

They will complain about the drying equipment, they will be in the way of the contractor etc.

We had to make repairs due to significant dry rot damage around the windows, replaced half the siding (we were able to match existing), and then we also upgraded the electrical and plumbing.

They cut out the dry wall and everything but from where i saw the mark on the walls it looks like 15-24 inches. 

I would squeeze some glue in there, put some heavy books on it, let it dry and call it a day.

I get not every situation is cut and dry.  

Most investors in your position go with hard money loans to get in on a deal with the cash is dry, but here you have to be careful about your numbers. 

New roof and car port, all new water pipes, dry basement work, clean out of junk left, painting,  new appliances, siding replaced in eves and rain gutters added, new lights in some rooms, new floors in 1/2 the house, new HVAC.
