Check for cracks in the foundation, condition of the mechanicals, any water coming into the basement, etc. 

Double check any cap ex you might have coming in the next year or more there so you can plan to set that aside (boilers, roofs, etc).

I believe Airbnb and Vrbo dont do credit checks is this right?

I’d suggest checking out real estate networking events (local or online) like REIAs or BiggerPockets.

We would do a safety check and enter the property.

I would check with Dennis Kahn at Homestead Mortgage or another popular mortgage broker here, Zach Starnes or there are several other lenders that can re-fi off appraised value much sooner than 1 yr.

If I have to manage the property by myself, I am curious which property management software (Hostaway, Guesty, Lodgify, PriceLabs, Hospitable) is better for sending check-in, checkout messages, and other automated messages.
