I have been scouring Zillow and Realtor.com, and I've been working with an agent with access to the MLS to find my first deal.

The county assessor's site lists the property that is paid up with 8bd/4ba.I have scoured the forums and did not find any related topics to this question, other than the issues of easement, where a property only partially encroached on the adjoining lot or building codes may have been in set-back violation.

They're full of wonderful information that you don't have to scour for on the site, plus you can do while driving.  

Scoured entire San Jose, CA at the time that was extremely competitive with CASH buyers back in 2008 when real estate bottomed on.  

Ok, answering my own question, which I found out after scouring the internet.

All of the above.You need to scour the MLS in order to educate yourself in the market.

    I have been scouring the listings this year trying to find a multifamily property in TN, that won't turn in to a money pit.  

I then spent 2 hours scouring the tax assessors website pulling data and came up with 16 properties that are "Residential Duplexes" i.e. not individually owned.
