Hey BP, I have been listening to the podcast for a while but new to the forums.I am from the hard-working east side of H-Town and I am ready to get the ball rolling. 

I want to get the ball rolling and start buying properties, just seems like there is no quick way to do it. 

I am going to use conventional loans for the first 3-5 homes, and then roll those into a portfolio loan.

Just to get the ball rolling and generate a track record. 

If real estate is your goal dont give it up because it is taking longer then you thought it would to get the ball rolling.  

Here is some of the property info ( I received a pro forma from the owner but will request P&L and rent rolls once under contract) as well as my calculations for Cap Rate and NOI.  

I am working on rolling a few companies together.  

I'm ready to get this ball rolling so If you know of any good mentors please send them my way.

If current fed gov't plans keep rolling in the same direction, well in WI we burn lots of coal right now, they want to just kill that off sooner or later and that's not good for our future rates and one bit of useless trivia I know is that IL has more nuclear plants than any other state, not sure where that concept is headed after what happened in Japan, but I doubt it will help to lower costs for nuke plants!

Obviously still A TON of things to learn but I'm hungry and willing to roll up the sleeves, learn from mistakes, and do the extensive research/financial analysis needed.
