Development impact feesNormal formula for land development is called a "Residual Land Value" or RLV:Market price per lotLess site improvements (streets, curb/gutter/sidewalk, underground utilities, drainage, etc)Less impact feesLess soft costs (to design the site improvements)Less other cost (brokerage fees, etc).Developer profit may or may not be deducted from land, just depends on the builder, but if someone did that to me, I'd tell them their profit is in the homebuilding, but regional market differences drive this.

They'd have to not need the proceeds from the sale and ideally would be looking to retire with residual income still coming in from the property over time.

The only downside of CyperWP is that is leaves a white film when it dries which will be seen on dark floors but can be wiped up easily.The CyperWP supposedly has a 3 month residual effect; the NyGuard 7 months.Other customers also speak highly of the liquid product Suspend sold on that site.I've never used DE but it's also sold on that site.Good luck!

Although, I don't think associating smoke and fire to a house draws the right buyer...Additionally, after moving the left-over residue, a huge black circle was stained onto the ground of the front yard.

One might say that the inherent risk is lower, although the mitigating factors are also lower, and it's difficult to identify the magnitude of the "residual risk," knowing that the Fed can't drop in with lower rates like before.

We used a Drylok paint on the walls then uses steel studs and Roxul insulation in the basement to further protect the building from any residual moisture.
