Knowing that I have several exit strategies makes me feel much more relaxed about the deal. 

They need the relaxing of zoning and entitlement requirements that block density housing. 

Off the top of my head I am thinking:Me (the brains) : 40%,Contractor (the muscle): 20% (since he will be paid throughout the construction phase, and then 20% of profits after home sold)Rich Friend(The Cash): 40% since he will be providing all the money for the deal)

When we were worried about filling units, I relaxed a bit on my standards, and those tenants tended to be my biggest headaches.

Right now I think ADU requirements include a parking space for the (D)ADU but again the city is looking at relaxing that.I know there are rules around what kind of businesses you can run out of a SF zone,   that one I cannot provide insight on.
