Some units just need some 'refreshing' - paint, new appliances (in kitchenettes), etc.The day we buy it the cash on cash isn't great but we will implement the rubs right away which saves about $900/month.

A landing page is trivial and only performs thing, redirect to wherever you desire.You can trigger the redirection from the user click OR with a timeout meta refresh.

For a flip I would invest the money in body spray showers, frameless doors or maybe even the automated Japanese toilet seats/bidets.
