Everything is either priced too high or the few properties that are priced to sell have a ton of deferred maintenance & capex needs.Unfortunately, we are at the point in the RE cycle where acquiring properties is difficult and most investors that have been doing this awhile are positioning themselves for an eventual slowdown - either by paying off debt or deciding when to liquidate their holdings. 

Recycling, donating to a worthy cause, as well as saving money all at once. 

The lower priced gallon of milk will always sell before the nicely marketed expensive one.

I've not used asphalt re-grind before but have heard of a method of getting recycled asphalt spread as a cheaper alternative to paving. 

But, I used the money to fix up all my properties and we are now at the high point of the RE Cycle, again, where I am Selling.

The prediction, based on past RE cycles, was a dip in late 2017/early 2018, with a deeper recession coming around 2022.
