To complicate......bulk of retirement will come from  State Teachers Retirement....they'll punish us one way or another I'm sure.

On top of that it creates absolute degeneracy in society because there are no punishment's for people actions because people are more worried about their feelings than surviving.  

My husband lost his job,  my renters stopped paying rent and I went trough an Unlawful Detainer to get them out just in time for my husband to ask me for a divorce and asked me to leave my residence of 18 years.  

I don't want to go through my insurance because it will increase my future premium, and I don't think I should be the one who is "punished" by this wrong installation.

My @h2skyLLC comment/questions:  If tenants sign an agreement to move out on a certain date (the end of the lease), and then they don't, wouldn't that be an unlawful detainer for tenant failing to vacate as agreed?

Texas, and especially the major cities, have PUNISHING levels of property taxes.

As a side note, in MO the state statute for a tenant that overstays a non-renewal, "unlawful detainer", is then required to pay double the rent for the period in which they unlawfully occupy the property.

The banks that want to borrow at 0%, get the loans off their books in forbearance, and then punish the landlord for taking advantage of the law?
