Get a book or 2, print the landlord tenant law for your state/county off the internet, go to a few apartments near your home and ask for a copy of their lease (pretend you want to live there) and you will have the basic building blocks for all that you need to get started. hope that helps. good luck.

I have went a step further and pretended I want to sell them a house so that I could see about what they were offering, (and if they offered enough I might sell) and they dont call back, maybe they look and see the house is owned by a trust and figure it out, I dont know.

Then you might get a letter from them, saying that they've done undercover buys and if they come back and find other illegal activity they will seize your property, which forces you to file eviction.I think, without any proof and if they pay well, I would likely pretend that I don't know, unless I hear it from someone else as well.

And I'll use an example of a property, I'll pretend it is one in my area listed about 50k, but you offered 40k.I'm not an agent, but I can tell you from the position of being the son of an agent it was always inconvenient.That agent will generate 2.5% ($1,000) on that transaction if it actually closes.
