Hi Josue-congrats on taking the plunge!!

If it's good enough just take the plunge and start.

So if I can apply the hours (appears to be 45 hours per course * 3 courses = 135 hours) then I think it makes sense for me to take the plunge. 

If you're an accredited investor, you could just invest with a real estate investment group and get a good return without having to deal with vacancies, screening applicants, plunging toilets, etc.

Should I wait out for sometime or take the plunge (assuming whatever I buy still holds to the basic fundamentals)?

We have enough cash to turn our first deal (including land acquisition, design/engineering, construction, etc) and ready to take the plunge and set up the LLC and get moving.

I’m in the DFW area and ready to take the plunge into REI.

I know right, it's taking that initial step, many people think it's a huge plunge into a vast pool, but I have found it helpful to focus on the micro goals that get you to your end goal.
