This implies a tenant can destroy the unit, not pay you rent, bring in as many guests as they desire, have as many pets as they desire and you cannot evict them (assuming it does not cross the line of health and safety).

It's a 5-unit that we bought 6 months ago for $299,000, put $50,000 into it (new floors, countertops, painted cabinets, new hardware, painted exterior, bought coin-op laundry machines), increased the rents dramatically, added pets fees, and now we plan to pull all of our money back out so we can rinse and repeat.

They steal stupid stuff like people's flip flops. they party late into the night on weekdays. they behave as if residents are there solely to facilitate their good time and buttonhole them for information and directions when they're out walking their pets. they tailgate at the beach access because the hosts are too cheap to pay the association dues. they trespass on resident's property to fish and sightsee then become belligerent when asked to leave. etc etc etc.It really does degrade the character of the neighborhood and the experience of living here during the high season.

The lease said no pets allowed except if it's a trained service animal yet when we went to walk-through, They have pet dogs.
