I did not factor the math in as a LTR + STR but just a LTR so it did not impact me financially as it was just gravy.That is not to say yours will, but I notice in the better neighborhoods tenants do not want guests coming in & out.

Can try to reposition to Class B, but neighborhood may impede these efforts.Vacancy Est: Historically 10%, but 15-20% should be used to also cover tenant nonpayment, eviction costs & damages.Tenant Pool: majority will have FICO scores of 560-620 (approaching 22% probability of default), many blemishes, but should have no evictions in last 2 years.

You can use Zillow and zoom into the neighborhood and look for other recent sales and see what the prices are going at.

If they did they would have better economic policies , create safe neighborhoods and investor/business friendly atmosphere, to make their citizens prosper and able to afford the houses they live in, instead of losing it to banks in foreclosures.
