Training/workshops are useless on a national level as almost all aspects are very state specific, and often county/city specific. 

We purchased a property back in '22 and it was a great experience with REI nation.

According to the National Association of Realtors (NAR) last year For Sale By Owners (FSBO) properties in the US sold for 26% less than those listed with a licensed agent.

You can google the national gypsum association, USG, or UL listing for 1-hour rated assemblies.

Then you've got the license fee ($200ish), joining a local Realtor association (~$150) and national realtor association if required by your local board (another $150), the local MLS access fees ($300), e-contract software ($80/mo), E&O insurance (maybe $100/mo).

Lots of great info in this thread already but another obvious hot spot I haven't seen mentioned yet are National Parks. 

I’m also looking into some others like BAM capital, Disrupt equity and REI nation.

Oh, if you are using broad based numbers, the national average rent is already decreasing... 

The NAR (National Association of Realtors) then established a partnership with Zillow, and now Zillow hides all the listings of forsalebyowner -- basically fsbo have no visibility whatsoever and the vast majority of buyers who use Zillow simply will never find them.
