I would then get someone out there to do an inspection and confirm it is working and make sure they video record or take photos to prove its working.

When running numbers, especially on small multis more western markets with direct access to NYC tend to be more favorable from the numbers stand point and many of these towns offer 30 minutes or less taking commuting lines.

The numbers could make sense if you do STR, but it's still tough because the pricing for multis is high and the long-term rental return isn't that great.

I'm not trying to insult you, but the terms "36-Unit Multi-Family" and "First Time Investor" should not go together.
