The house was built in 1957, so we were trying to go for a more modern look throughout the house and we didn't care for the old stone on the fireplace. 

My intent is to get it 90%+ occupied, repaint building 1, improve parking lot, touch up facade of buildings for a fresher/modern look, and possibly upgrade each apartment unit during vacancies.

Is it better to go with a more modern streamline look, or is  it better to stick with something more traditional?

For instance, you may learn from a tenant that the building blows fuses easily in which case you probably want an electrician to see what's going on (old wiring not able to keep up with modern demands?)

Ceiling fans are a nightmare in low income units, don’t add them if you don’t have them already.Those older wall units are awesome, don’t replace them until they fail.How about to scaping the ceilings, using a more modern paint color, add wide slat window coverings, updated countertops in bathroom and kitchen, new flooring if needed, maybe paint or add new cabinet doors.

If the last owners replaced areas of piping with modern plastic,  then that might mean that there is a larger issue at hand. 

@Jay Hinrichs - I'm not sure if you'd call it traditional flipping but there are streets near me in East Memphis where older homes are being razed and huge, modern homes taking their place.  

Modern interface, great drip campaigns, can text direct from the CRM and automatically as part of a campaign, tracking when your emails are read, followup notifications, the works.

I'm planning on going with a laptop, notepad and pen, and an open mind.
