I have my accounting degree and MBA, and I couldn't agree more with your covering finding a CPA who works mainly in REI. 

I agree you will have much more success on focusing on a solution that works for the seller vs. having a few fancy outdated guru techniques that you try to ramrod down a sellers throat.I don't want you to feel like you need to get the equivalent of a law degree & and an MBA in finance.

I'm rich, have an MBA and a portfolio of SFH in the Seattle area, a six figure job, and that I am the problem.

I feel (and I am not a lawyer but an MBA who reads a lot of business/contract law)  that the 30 day rule likely applies here.  

Unfortunately the average investor gets a fancy chart put in front of them and some MBA investment adviser twists numbers to make them think it is better.

A little about my background, I am 22 and graduated this spring from Worcester State University in Massachusetts with a degree in Finance, I will be attending Lynn University in Boca Raton Florida for 1 year to obtain my MBA in Entrepreneurial Management and Financial Valuation degree.

Completion of the 5 courses is like an MBA in real estate.
