Bad PM kills your investment.As to the “pet guarantee” programs, I’d stay away.1) It’s another income stream for the PM 2) People cause far more damage than animals 3) use sturdy, strong finishes- ie no carpet on floor or marble in kitchen 4) security deposit 5) there’s always your insurance policy coverageUltimately, there’s always risk, and it’s part of the game.

One guy is painting the entire interior, installing marble tile flooring throughout the house, built a wood fence (even though it had a chain link fence) and pouring a new driveway!

I have seen people turn an everyday average "carpet, paint, baseboards needed" into a full blown new custom kitchen with soap stone counters and marble floors throughout and wonder why and how they spent $60K when I told them it was $15-20K tops for the neighborhood.

I also recommend reading through the state statues on landlord/tenant law, section 704 if memory serves but a quick Google search will provide all you need.
