The management LLC does literally all management activities-- hire PMs, hires contractors for renovations, hires the legal experts for other stuff, buys STR furniture, hires interior designers for STRs, hires pest control, etc.

People literally are jumping on those deals I mention in #2 and #3 chasing returns. 

I decorated two STRs that photograph great, consistently book, and are loved by guests for less than a couple thousand dollars for a 3-bedroom.

Unfortunately, I have not come across any seminar that wouldn’t attempt to get me to sign up for hundreds/thousands of dollars’ “worth” of a workshop, where I’d subsequently likely be pitched tens of thousands of dollars “worth” of additional “education” and alleged mentorship.

Some Realtors literally charge $500 for an MLS listing.
