It feels as if the shift to more of an apartment home is what helps with tenant retention.Having amenities on property, such as dog parks and fitness centers, help with retention, and being close to amenities also helps.I think the same can be said for most smaller multifamily, with having washer dryer hook ups, 2 to 3 beds, at east 1 1/2 baths, if you have some privacy for a yard would be a huge bonus.I really would stay away from pools for small multi families.

This way you could defer the tax and have access to 100% of the equity to put down on a larger investment. 

In an environment where rates are decreasing you could temporarily get a larger reduction in monthly payments and (hopefully) be able to refinance at a lower, permanent rate sometime in the future.

There are some ideas I've been toying with that work for 1-4 units, but not sure how it'll translate to larger stuff. 

The days of "my word are my bond" are long gone, particularly in larger communities where other agents don't know you personally.

I'm in Los Angeles, so it should be similar to a larger market like Houston. 

From where I'm sitting, reading some of these replies, you would think I insulted these peoples' moms and kicked their dogs...or vice versa. 

That town is about 13k people, are you going to draw from a larger area?
