Also NEVER mention even in passing something you would like to do to the property like “I really would like to install new windows or repaint the exterior of the house,” etc. because the tenants will pester you about it until you do.

yeah as title. i have a mortgage on my own house. recently a 4plex on fb caught my eye. theyre listing for 300k, new construction, on i think 1/2 acre or 1 acre mostly seems a big dirt parking lot in front. 1800sq ft. they claim the units rent for 1050. obviously these are small units 1 bed 1 bath, doing the math 1800/4 is 450 sq ft per unit. they look nice, being new construction, albeit spartan inside, metal building, concrete floors, washer dryer hookup. semi rural Oklahoma but about 80-100 miles from dfw. they also say all units are under 6 month lease (it seems to be friends of theirs, i'm guessing, as they mentioned it was full "despite not even listing it yet"?)

Another note to be aware of is that few lenders will finance mobile homes built before 1976.Just make sure what you're flipping is real property and not personal property.Personal property – A manufactured home considered personal property is often installed on a temporary foundation, which means that the home could be moved to another location if the homeowner decides to do so later.

All he had to do was measure and cut a hole (which he ended up doing anyway) like it's done with all plumbing when installing cabinets.3) needed to add power the new ceiling lights in the kitchen, so the geniuses removed the dedicated computer outlet, rerouted the computer outlet to an old fuse box that supplies 1/2 the power to the house (don't ask me why, I moved into the house with1/2 fuse 1/2 circuit panel).

As for the "updated" kitchen, bath and flooring, I would just make sure you know who the installer was, any permits, etc.

Living where you can afford to live isn't a new idea anyway; it's just that in today's mindset of "I should have my every dream and desire met all the time and money shouldn't matter", there's too many people chasing Charleston, Asheville, San Diego, Portland, etc and that makes housing prices there expensive.

Additionally, most condo's that allow STR in the HOA do not require this or it's already installed, however, any free standing property, duplex's and other properties require a fire suppression system.
