If you can have access to all the units and ensure everything is "off", you can then check the flow indicator on the meter to see if it is still indicating water usage.

I will plan on forming a new LLC to hold the airplane and document what costs were associated with each usage (personal or biz).I love the SR22 but with wife and 3 kids I would like to be able to haul all of us and I would be much more comfortable with 2 motors over Lake Michigan.

Sewer is charged at 100% of water so I'm guessing/hoping that at least sewer will be pushed to individual units as well per their water usage, but wanted to confirm.

My concern is, if I buy a duplex 1)am I required to allow usage of a garage on one side and 2) in the case a tenant leaves without removing their belongings from the garage do I have to hang onto it?

Another contributing factor is if you have one or multiple unemployed people living on the property; in which case you'll see usage at all hours of the day in your hourly report.

You're right though, in general usage among real estate investors, usually "commercial" applies to 5+ residential units as well as office/retail/industrial, largely because it's usually a commercial mortgage and that's when different rules start to apply for cities and towns as far as fire coding, trash collection etc.

What she did was sign as the contact person at the nursing home and had the right to put money into my neighbor's account at the nursing home and monitor its usage.
