I'm organizing four events across the US for local short-term rental hosts to come together to have a beer and chat about challenges they've faced and things they've learned over the year and swap a few stories.

I agree, I think design build firms are a little better than just GC 

None of the names listed above appear to be pivoting into the homeowner association space, yet here in the northeast USA it's still quite a fragmented industry outside of the major urban centers with established and deep-pocketed PM firms. 

I am new to AirBnb co-hosting & currently oversee two properties listed on airbnb.

I agree with @Michael Plaks that the pricing should be discussed prior to the start of the engagement.My firm does not like the hourly invoice method because I find it can potentially cause anxiety to clients who may not know the final price.if you were a nice client and paid an hourly fee, maybe there was a lot of time towards 'setting' you up as a client(inputting your properties, prior year carryforwards, depreciation schedule, etc) which won't be a cost for you going forward.Best of luck.

The one side was move in ready and currently hosts a long term tenant that covers all the bills for the property.

They already are given their utility allowance on a debit card instead of via direct payments to the utility companies, and lo and behold, none of them magically ever have enough money to pay their utilities, but they have plenty to host parties drink smoke get llegal pets that trash the place far beyond what the security deposit covers...so I can't imagine how much money is getting pissed away in Florida.

Currently, the store space is zoned for retail and the variance would allow it to host events there such as birthdays, office parties, wakes, etc.

I have a management firm that has filed the necessary paperwork and received a judgment, but it is apparently a time consuming process to then get a writ of restitution and then to schedule the sheriff to evict.
