To be honest, I currently have money at 10% (no points), but it's not limitless and I'm getting busy.

Honesty is the biggest key by far.  

Non disclosure is a very common cause of real estate lawsuits, and honesty isn't exactly the highest priority for some people.Llitigation freaking sucks, and so does arbitration - but not as bad as litigation.

Ask them to take pics and send them to you so you can assess what's being repaired and what you are being charged for when repairs are needed.Also you gotta make sure they are not the type of PM's that rely on you NOT showing up to the property and keeping them honest. I
